Etienne Capital operates as a real estate wholesaler in Florida. We source off-market properties, match them to investor criteria, and handle the contract assignment within a defined 30-day window. Our fee is agreed in advance and settled through a licensed Title Company.

The foundation of Etienne Capital is Etienne International, an entrepreneurial group with roots dating back to 1994. Within that group, Etienne Talent focuses on professional recruitment and Etienne Finance serves clients with accounting and financial advisory. Etienne Capital is the newest addition to this group, built on the same foundation of structured, compliant business practice.

Recruitment teaches you to listen carefully, match precisely, and move with urgency. Accounting teaches you to read the numbers, respect the structure, and follow the process. Etienne Capital applies that same discipline to Florida off-market property introductions.

Compliance is a standard, not a ceiling. Florida's wholesaling legislation (HB 1263, effective 2023) requires full disclosure of our role in every transaction. Every seller, every source, and every investor receives complete written disclosure before we proceed.

Etienne Capital sources, matches, and assigns. Our role ends when the right buyer is introduced and the contract is assigned. When that introduction results in a closed transaction, our fee is settled cleanly through a licensed Florida Title Company.
