For Investors
Does submitting a wishlist guarantee I'll receive a matching property?
No. A wishlist tells us what to look for. It does not guarantee that a matching off-market property will become available, or that we will find one within a specific timeframe. We review every wishlist personally and reach out as soon as a relevant match is identified.
How quickly will I hear back after submitting my wishlist?
Every submission is reviewed personally within two business days, even if there is no immediate match. You will know where you stand.
What happens after I'm introduced to a property?
You receive the property details, the terms of the contract, and our fee for the introduction. You decide whether to proceed. There is no obligation to accept any introduction.
Is Etienne Capital a licensed real estate brokerage?
Etienne Capital operates as a real estate wholesaler in the state of Florida. We are not licensed real estate agents or brokers. Our role is disclosed in writing before any agreement is signed.
For Sellers & Sources
What happens if Etienne Capital cannot find a buyer within 30 days?
Our standard agreement includes a 30-day window to secure a qualified buyer. If no buyer is found within that period, the agreement can be terminated and you remain free to pursue other options.
Do I pay anything to submit a property?
No. Submitting a property for evaluation is free. A fee only applies if a transaction is completed, and that fee is agreed in advance and settled through a licensed Florida Title Company.
How is my role disclosed to a potential buyer?
Every party in a transaction receives written disclosure of our role as a wholesaler, in line with Florida's wholesaling legislation (HB 1263). There is no ambiguity about who is buying, assigning, or representing the property.
Does Etienne Capital purchase my property directly?
No. Etienne Capital does not buy, finance, or take ownership of property. Our role is to introduce a qualified investor and assign the contract within the agreed timeframe.

How does the fee work?
Our fee is agreed per transaction, in writing, before any agreement is signed. It is settled through a licensed Florida Title Company as part of the closing process, not paid directly to us.
Which areas of Florida do you cover?
Etienne Capital sources and introduces properties statewide across Florida.
Does Etienne Capital discriminate based on any protected characteristic?
No. Etienne Capital follows Fair Housing principles and does not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, or any other protected class, in any introduction or transaction.
